"Marilyn, We have now had the benefit of your services on two houses (not counting our daughter Sophie's recent purchase--*They loved working with you too). Both times, you sold our homes in good time (though you really out-did yourself on this last one--we brag about being on the market only 10 days to everyone and they're sick of hearing it!).

The marketing materials you produced for our homes were stellar and everyone we show them to is visibly impressed. No wonder the houses sold quickly.

But what I'm really writing about is all your "going beyond the call of duty" activities between the first offer and the closing on the Cloverbrook house in Cloverland Acres. I know it's probably just how you run your business, but you need to hear what kind of impact it has on your clients' peace of mind.

When the inspection punch-list hit our inbox, we panicked! The items all required time, attention, and money (lots of each, it looked like).
You calmly put on your "counselor" hat and helped us put it all in perspective. (They normally charge $100/hr for that sort of therapy.) Then to our surprise, you quickly put on your "general contractor hard-hat" and started making calls, bringing very capable people to bear on our situation (all at unheard-of prices).

The result of course is just another profitable house sale for us...but not really.

The more important results took place on the inside of Melanie and me.
We felt our extreme burden lift and grow bearable each time we heard from you. Your calls were always refreshing, encouraging, and most of all substantial.

There was never the "I don't know what to tell you about that" kind of call from you. It was always, "I've just talked to so-and-so and that's being taken care of." If you recall, you made about a dozen of that type call just for us!

We will always be your grateful, loyal clients because you have proven yourself an expert marketer, a sterling example of customer service, and of course, go-to-the-mats negotiator.

Financing Your Home >Early Loan Approval

Many lenders help prospective buyers get pre-approved for a mortgage loan before the buyers begin a serious house-hunting effort. If you are in this position, give the loan officer all of the information about your assets, income, and debts so they can tell you how much you will be able to borrow under the available loan options. The loan officer will do a credit check and work with the lender to straighten out any problems with your credit rating.

Pre-approval from a lender can make you more attractive to the seller when you find the home you want. Multiple offers sometimes come in on a house, and you may find yourself competing with other buyers. In that case, it is helpful if you have included a letter from the lender with your offer stating that you have an approved loan and are, indeed, qualified to buy. This will also save you time by eliminating from consideration any homes that you would not be able to afford.
